Derby City Council leader Nadine Peatfield has welcomed the submission of a planning application for a major office development at 3 Springwell Square.
The application, announced on 6 October, proposes an eight-storey building with 106,544 square feet of workspace on the former Duckworth Square site.
St James Securities and Peveril Securities are developing the project for the council as part of the wider Becketwell regeneration programme. The proposals include an extension to Springwell Square and a pocket park on Macklin Street.
Shortlisted for Great British Railways HQ
The site is one of two locations shortlisted for Great British Railways’ headquarters; a final decision on the location remains outstanding.
Peatfield said the application marked another milestone in bringing work, leisure and living back into the city centre. Subject to approvals, construction is expected to begin in summer 2027, with completion targeted for late spring 2029.
