The Strategic Regeneration Framework was developed with Newcastle and Gateshead councils and will guide future investment through the Newcastle Gateshead Mayoral Development Zone.

Its stated ambitions include increasing the population living in the urban core to 16,000 by 2050 and creating more than three million square feet of additional commercial space.

The framework also seeks better connections across the River Tyne and investment in music, culture and sport. It encompasses major sites including Forth Yards, Gateshead Quays and Pilgrim's Quarter.

McGuinness said regeneration should provide well-connected neighbourhoods, high-quality social housing and employment while respecting the area's heritage.

The document is a proposed framework rather than a funded delivery programme. It remains subject to consultation, and individual projects will require their own approvals and investment decisions.
